What is a baseline report and how does it benefit your association?

Baseline reports are a wonderful resource, tailored for each association. This information is stored in the association’s records for reference for items such as a future weather event. If you are unsure if your association has a baseline report, please contact us to schedule an inspection for your association.

  • Depending on the needs of the association and prior inspections, we offer two forms of baseline reporting: drone and manual.
     

  • What our team is looking for during an inspection:

    • Condition of the exterior components on each individual building and the community as a whole.

    • Routine maintenance items that have recently been completed and/or deferred.
       

  • Steps of an inspection

    • Gather community information on the association and reference prior inspection reports as available

    • Inform the Community Manager of the scheduled inspection

    • Conduct the inspection; meeting FAA requirements for any drone inspections  

    • Review findings and created detailed report for presentation

    • Meet with the Board to discuss the findings and plan forward with how to proceed

Additional ways to utilize images from reports:

  • Current aerial views of the association for outsourced vendors such as lawn, snow, irrigation, insurance.
     

  • Association management companies and Board of Directors change. This can lead to difficulties retaining or navigating association reports, leaving information up to the current Board to mentally obtain. In addition to providing the association with reports, we store all records for work, reporting, and images captured for each client to ensure it is safeguarded for future reference.
     

  • Should a weather event impact your association, the association’s insurance carrier may ask for images confirming that the damage reported is not from a prior claim. Our detailed reports meet the requirements for carriers requesting proof of the condition of the exterior components.
